Land for Sale @ University of Environment & Sustainable Development (Update)

Recently I was fortunate enough to get the scoop on some land for sale within the direct vicinity of the University of Environment & Sustainable Development (UESD), which was just commissioned by the President of Ghana less than two weeks ago.

As it stands now most of the land surrounding UEDS, i.e. the selfsame plots which are for sale via JoeTex Farms, are either mango farms or bush.  Those in the know would recognize that this is a ripe business opportunity.  For it is inevitable that within the next few years hostels, eateries and perhaps even more (i.e. mini malls) will popup in the area.

If you want a recent example of what I'm talking about, take a look at the community surrounding the University of Professional Studies (UPSA) in Madina.  What was once a relatively-bland area is now highlighted by high-rise student hostels, premiere shops and some of the best restaurants/supermarkets in that part of Accra.  So at the end of the day, by all means some savvy businessperson(s) is going to capitalize on the land surrounding UESD also.

And those new highrises are in fact privately-owned student hostels.

But with that established, the reason I'm posting this update is because previously I reported that the land within the UESD vicinity was on sale for GH¢15,000-¢20,000 (negotiable) per plot.  However I was recently made aware by the landowner, Joe Tetteh, that said price is for the plots that are more in the interior.

By contrast the land that is directly on the main road (which begins at Adenta in the Greater Accra Region and ends at Kpong in the Eastern Region) with UESD is more expensive, being listed at GH¢70,000 (negotiable) per plot.  Such is logical, as roadside lands are always more valuable, especially when they are on major highways like this one.  But I was not aware of this price variation at the time I wrote the initial post on this subject.

CONCLUSION

So I apologize if I caused confusion to any potential buyers as a result.  And yes, paying GH¢70,000 for a plot of land is damn expensive.  But accordingly, the seller is well aware of the money-making potential the roadside adjacent to the new university holds for the people who at the end of the day actually acquire it.
